If I had a Million Dollars . . .
Remember the Barenaked Ladies hit "If I had a Million Dollars"? Maybe you're looking to spend $1 million on a home in Calgary or maybe you're wondering just what you can get if you spend that much in today's Calgary real estate market, which is going up, up, up. We'll let's have some fun and pretend we have $1 million to buy a single-family home right now in the Southeast.
For starters, you will get a minimum of three bedrooms and three bathrooms. Most homes selling for $1 million offer heated floors in the basement - a very nice feature for Calgary's long winters. The radiant heat warms the walls and makes a room feel very cozy. Some homes will include in-floor heating in the garage as well. You can expect a highly-functional walkout basement that's fully developed by a professional. Often you'll find a media room and extra bedrooms. You can expect nicely finished, gleaming hardwood flooring on the main level along with a separate formal dining room and 9-12-ft. ceilings. Many homes feature vaulted ceilings on the main floor as well. The overall finishings in a $1-million home will be of top-grade quality and workmanship.
In terms of size, you're looking at between 1,700 sq. ft. for a bungalow to more than 3,000 sq. ft. for a two-storey home. Some will include nice extras like a wet bar, games area, or premium audio/visual setups. In the kitchen, you'll find granite countertops or some other quality stone such as quartz, or even concrete. A $1-million home will also usually include two gas fireplaces and higher-end appliances. At minimum you'll get a two-car attached garage, some homes have three.
Generally you can expect more privacy, as many residences in the $1 million range often don't have homes directly behind, which allows for great mountain, golf course or river views, depending on the location. In addition many of these homes will back onto an open space or walking path. Most of these gorgeous residences will be professionally landscaped and include paved patios and walkways in the yard. Many million-dollar homes in the southeast will feature a panoramic view of Fish Creek Park or the foothills south of Calgary. And lots will generally be bigger than homes selling at lower price points, but certainly not in every instance. Some homes will back onto a lake in communities like Lake Bonavista or Lake McKenzie. Some rare homes will have an outdoor swimming pool and even an indoor pool, but there certainly aren't many in the $1-million range.
