It won't be long before Calgarians can venture out into a second downtown thanks to the amazing Seton development. It's a mixed-use, master-planned Southeast community that will become a "trading" area for more than 120,000 people. When it's completed, Seton will rank among the most comprehensive mixed-use developments in North America.
The urban zone will feature commerce, entertainment options, restaurants, parks and nightlife in a vibrant area around the South Calgary Health Campus. Basically it's about bringing a second downtown to Cowtown.
The Seton area, which has the largest solar panel power system in Calgary, encompasses some 165 hectares of space which will become more than a million square feet of professional services, drug stores, liquor outlets, watering holes, restaurants, retail, gas stations, a multi-services facility and a multiple, 11-screen Cineplex movie theatre. Top that off with an additional 1.5 million sq. ft. of office space including a professional medical building.
When it comes to Seton real estate, there will be some 1,300 multi-family homes built around a 16-acre regional park. Residents will also enjoy a state-of-the-art recreation center. Throw in the South Calgary Health Campus and you've got a mini-downtown in South Calgary that will be home to some 3,000 Calgarians.
The plan is for Seton to feature three retail districts: Regional retail for larger format retailers, the design district for home decor and fashion boutiques, and Market Street, which will be a walkable area lined by six-storey, concrete retail/residential buildings, with shops and cafes along the street front and offices on the higher floors.
Planning for the ambitious development began back in 2000, with the area structure plan getting City of Calgary council approval in 2004. It's estimated the development will create more than 12,000 jobs over the next 10 years.
Developers are hoping Seton becomes a destination location for Calgarians, while offering amenities to nearby areas like Auburn Bay, Mahogany and Cranston. Those in the new Rangeview corner of Southeast Calgary will also benefit from Seton's plentiful offerings.
Further cementing Seton's place on the map will be the new Southeast LRT line which will run into the urban area.
