Seems like there’s a good reason why home prices in Calgary have remained fairly robust, despite the major economic downturn.

A memo obtained by CBC from the Internal Finance Department of the federal government states real estate values in Calgary has been minimally impacted because an estimated 56,000 itinerant works from the oil and gas sector have up and left the province. Those workers, who have been laid off, paid taxes in other provinces, and were not part of the buy and sell real estate process in Calgary and Alberta – they rented homes for the most part.

Mahogany CalgaryLooks like things aren't slowing down in the outstanding southeast lake community of Mahogany, which led all in applications for single-family home building permits in 2014 in Calgary. According to the city's planning department, the community had 557 permit applications last year.

Interestingly as Mahogany continues its build out, there were 38% more permits issued in 2014 than in 2013, showing just how popular the neighbourhood is for Calgarians looking to build new homes in the master-planned Hopewell community.

A recent article by the Globe and Mail highlights the top 3 price-gaining Calgary communities since 2009. Research was done by Brookfield RPS and also includes Calgary condos. Here are the top 3 Calgary communities in terms of price appreciation since 2009.


In July 2009, the average price for a single-family home in Killarney was $456,000. In July this year your typical home in Killarney was listed for an average of $632,000. That's a 5-year appreciation of 39% and a growth rate of 6.7% a year. Certainly those who bought in Killarney before 2010 are rejoicing.

Get ready, Calgary for what will become the city's most luxurious condominium complex. A Vancouver real estate developer (Concord Pacific) has let the public check out plans for the upscale Eau Claire development that will be called The Concord.

The luxury 14-floor, 350,000 square foot complex at 6 St. SW and 1 Ave. SW, right on the Bow River near the Peace Bridge, will have 185 units in total, with the bottom-level entry price coming in at a cool $1 million. A penthouse suite will sell for about $13 million. A limited number of 2-bedroom, $700,000 premium suites will be available.
