Seton, Calgary

It won't be long before Calgarians can venture out into a second downtown thanks to the amazing Seton development. It's a mixed-use, master-planned Southeast community that will become a "trading" area for more than 120,000 people. When it's completed, Seton will rank among the most comprehensive mixed-use developments in North America.

The urban zone will feature commerce, entertainment options, restaurants, parks and nightlife in a vibrant area around the South Calgary Health Campus. Basically it's about bringing a second downtown to Cowtown.

The Better Business Bureau is warning Calgarians about a home repair scam following the downed trees and power outages after the recent heavy snowfall.

Calgary snowstorm scammers

The BBB is calling the scammers "storm chasers", adding they are generally from out of town and they go door-to-door giving residents "great deal" estimates on the cost to remove fallen trees and to repair damaged property. However, rather than being legitimate contractors, they will take a deposit for the work to be done from unwitting homeowners and never return again to do the work.

The City of Calgary fielded about 1,000 calls from citizens concerning fallen trees and damaged property, and it's a good idea to never give a repair man a deposit for work that is to be done, especially one who shows

Calgary condos Calgary condo sales

Sales of existing condos are way up in Calgary, 14% higher in August than they were in August last year and 20% higher so far through 2014. While condos sales sharply increased, sales of single-family homes were down 2.4% from August 2013.

Officials with the Calgary Real Estate Board attribute the higher condo sales to affordability and a tight rental market. When it comes to a decrease in single-family homes sales, officials point out that the inventory of homes selling for less than $400,000 is shrinking.

In August, condos and townhouses accounted for 790 sales in Calgary. A total of 2,267 residences changes hands last months, including single-family homes.

Meanwhile, the average price of a condo was $332,006, which is significantly higher than a

Brentwood Home murders

A nice Calgary home is for sale in Brentwood. The choice lot is surrounded by gorgeous mature trees and features 1,000 sq. ft., 4 bedrooms, plus 1.5 bathrooms with a good sized corner lot on a quiet family-friendly street in one of the city's best neighborhoods. Sounds great doesn't it?

It's also a home where last April, five students - all good friends - were brutally stabbed to death. And this fact brings up some interesting questions for potential buyers. Would you pay the listed price of $489,000 for this home? Or would you expect to get a super deal on a house that was the scene of a horrendous crime?

Media attention has certainly put the spotlight on the blue house in one of Calgary's nicer, mature neighborhoods. But this listing is now what's

Calgary real estate market balance

Looks like Calgary's red-hot real estate market is showing signs of finally balancing out as new inventory levels in July outpaced sales growth for the month. Now July did include 2,336 residential sales - a record for the month, but year-over-year sales growth did slow to 3.18%.

"While July’s sales growth seems like a dramatic departure from the double-digit gains recorded in the first half of this year, it is in comparison to exceptionally strong sales during the same period last year," said CREB® chief economist Ann-Marie Lurie, adding July sales this year are nearly 19% above long-term averages for the month.

In July, there were 3,219 new listings which is an 18% jump from July 2013. The boost in new listings outpaced sales growth during the
