Calgary Homes - Lending StandardsHere's an interesting thought for Calgary home owners, courtesy of Keeping Current Matters: It used to be that there was logic applied in the world of mortgage lending. An appraiser determined the value of a home using the thought that, “what a reasonable buyer would pay a reasonable seller.” An underwriter weighed the pluses and minuses of a file (after analyzing the income, the assets, the credit profile and the appraisal) and made a judgment call based on their experience.

But today, everyone has tried to quantify everything and put everything into a matrix. Credit scores are numerical, and the number determines eligibility and cost. Gone is the concept of explaining why you have defects in your credit. Nobody cares; they just look at your score.

We've shared some great news lately with Calgary home owners, and it appears that things are looking better and better for Alberta as a whole in 2012. According to Marty Hope of the Calgary Herald, the Canadian Real Estate Association predicts a 69% increase in home resales in 2012 – a dramatic increase from 2011!

Alberta Resale Pace to Lead the Country

Calgary Real Estate Board president Sano Sante says that he's “Not at all surprised y the forecast for next year.” He added, “When you consider the forecast for the economy in Calgary and Alberta, the increase in job creation and in-migration [the flow of people into the area], we had anticipated we'd see healthy sales growth.”

As for average price, an anticipated increase of 2.2% will put that figure at $364,900. Stante says, “Moderate

Calgary Sales Increase in November

Calgary Home SalesLooking at figures recently released by CREB® (Calgary Real Estate Board), we think Calgary home owners will be delighted with what's happening in the market. Residential sales for Calgary in November increased eight percent over last year, at 17,538 after the first 11 months of the year.

Home sales usually taper off in the winter months, but we're really pleased to see that so far this year, Calgary area sales remain significantly stronger than last year at this time. Single family home sales totaled 962 for the month – up eight percent from November 2010. Year-to-date sales totaled 12,464, which is a healthy 10 percent increase over last year.

Calgary Housing Demand IncreaseAccording to a recent Calgary Herald article – and the signs we've been noting during the past few months – a turnaround is anticipated in the 2012 Calgary housing market. It's becoming, and is anticipated to remain – very much a buyers market in the new year.

In the Herald article, Richard Cho, senior market analyst for Canada Mortgage and Housing Corporation, discussed CHMC's outlook for October to December. Cho notes that, “Demand for housing is expected to increase again in 2012 as the economy expands, creating jobs and attracting more people to the region.”
